About This Project

The project involved the conversion of an open plan warehouse building into a State of the Art modern Food processing facility with associated two storey ancillary office space. The works also included the installation of new mezzanine floor over the production  area for the staff welfare facilities while two annex building extension were constructed to the front and side elevation of the building.

The build was spilt into two phases – the first section related to the completion of the production area and associated refrigerated storage rooms. Due to the clients lease expiring on their existing premises, there was a critical period in which the building works in the production area of the facility needed to be completed, all equipment taken from the existing facility, installed and commissioned in the new building. This meant that certain sections of the build has to be prioritised to ensure the client had minimal disruption to production between leaving their existing building and getting production up and running in their new facility. This entailed completing works out of sequence to suit the client’s requirements.

As this was an existing warehouse building there was no internal drainage so new clayware pipework along with stainless steel channels and gully’s had to be installed with concrete floors reinstated. As part of this phase of the works a new mezzanine slab had to be installed over the proposed production area. This entailed foundations pads to carry the steel structure and metal decking and associated blockworks walls to form the external envelope had to completed whilst the works on forming the critical production areas (Insulated Wall and Ceiling Panels, Mechanical, Electrical, Refrigeration works) were on-going. This required detailed planning and programming of the works to ensure the critical production rooms were progressing in tandem with the construction of the mezzanine slab along with ensuring all works were completed in accordance with best Health and Safety practices. Phase 1 was completed as per the agreed programme which ensured the client was able to meet their contract obligations.

The second phase of the works included the completion of the warehouse fit-out plus the extension to form the tray wash and staff entrance buildings. Additional works added to this phase of the contract included upgrading the existing office area along with completing works to the external area of the site including the provision of new automated vehicular and pedestrian entrance gates and new surface finishes to the car park area. All of these works were completed while the facility was live and works were sequenced to ensure there was no disruption to the client and their associated operations.

The client had a preference to engage specialist sub-contractors who had worked in their previous facilities. These contractors for Ventilation, Mechanical, Electrical, Security, CCTV, Data, Fire Alarm & Detection, Refrigeration, Plumbing, Resin Flooring & Insulated Panel Walls & Ceilings and Associated Doors.

As part of the contractual agreement, MDY took on board the Management of these client direct contractors which included management and programming of their works and ensure Health and Safety regulation were strictly adhered to by all contractors on site.
